HMO licensing in Merton: the local picture
Merton's additional HMO scheme covers specified wards, including Colliers Wood and Cricket Green, rather than every shared property in the borough. Peachtree Maintenance can help a Mitcham landlord collate inspection evidence, identify repairs and keep the room layout consistent across maintenance records. National mandatory licensing applies to qualifying larger HMOs, while smaller shared homes require a ward and occupancy check. Ask the council to confirm the correct category and exemptions. An application file should include the actual accommodation and current household arrangements, not assumptions drawn from a previous tenancy.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
