Fire risk assessment in Merton: the local picture
Fire precautions in a South Wimbledon shared house depend on its layout, occupation and escape route, while a purpose-built Colliers Wood block has separate communal management arrangements. Establish who is responsible for the areas being assessed before commissioning the work. Peachtree Maintenance coordinates fire risk assessment support and related repairs, using the assessment findings to define practical actions. In older Wimbledon conversions, doors, service penetrations and common stairs deserve attention as part of the building-specific review. Records should distinguish an observation, a recommended improvement and a completed maintenance item.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
