Gas safety in Merton: the local picture
Wimbledon conversions may retain gas appliances in kitchens that have moved since the house was divided, while Morden family houses often have boilers serving later extensions. A landlord gas safety visit needs the appliance list and safe access to relevant equipment, not just the front-door key. Peachtree Maintenance coordinates checks by Gas Safe registered engineers and provides digital certificates for the property file. In Mitcham shared homes, confirm which tenants must provide access and keep any repair recommendation separate from the completed safety record so follow-up is clearly assigned.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
