EICR and electrical safety in Merton

Electrical installation condition reports for rented homes across Merton, including Wimbledon, Wimbledon Village, South Wimbledon and Colliers Wood. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Merton: the local picture

Colliers Wood apartments, Raynes Park terraces and Wimbledon conversions should not receive identical electrical assumptions. The age of visible fittings does not establish the condition of hidden wiring, particularly where rooms or kitchens have been altered. Peachtree Maintenance arranges EICR inspections with access requirements agreed in advance, including communal meter cupboards where relevant. Reports identify the installation inspected and any limitations. For a Morden letting, retain evidence of subsequent remedial work with the original report rather than treating a quotation or a scheduled return visit as confirmation of completion.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

Questions

EICR in Merton: FAQs

01

Do you cover all of Merton?

We cover Wimbledon, Wimbledon Village, South Wimbledon, Colliers Wood, Mitcham, Morden, Raynes Park, Motspur Park, Pollards Hill, Lower Morden, including postcode districts SW19, SW20, SW17, SM4, CR4. Tell us the full postcode when you ask for a quote and we will confirm.

02

Does licensing in Merton affect eicr?

Merton Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
