EICR and electrical safety in Croydon

Electrical installation condition reports for rented homes across Croydon, including Croydon town centre, South Croydon, East Croydon and West Croydon. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Croydon: the local picture

Electrical inspection in Thornton Heath terraces and Addiscombe conversions should account for circuits altered during subdivision or later extensions. In Croydon town-centre apartments, establish which consumer unit serves the dwelling and whether shared areas fall under a separate manager. Peachtree Maintenance can organise access for an appropriately qualified inspector and retain the EICR digitally. Reported defects should be linked to any subsequent remedial instruction and completion evidence. New sockets or a recently fitted kitchen do not establish the condition of concealed wiring elsewhere in the property.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

02

Does licensing in Croydon affect eicr?

Croydon Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
