HMO licensing in Croydon: the local picture
Croydon HMO records should match current occupation rather than the last advertised bedroom count. Norbury and Thornton Heath houses can contain smaller shares affected by the council additional licensing scheme, while larger qualifying arrangements fall within national mandatory licensing. Gather the floor plan, household information, safety documents and any existing conditions before preparing an application. Peachtree Maintenance can support record collation and maintenance actions, but the council determines the applicable licensing route. Check the current designation and exemptions, especially where a house has changed from a family tenancy to separate room lettings.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
