EICR and electrical safety in Wandsworth

Electrical installation condition reports for rented homes across Wandsworth, including Battersea, Nine Elms, Putney and Roehampton. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Wandsworth: the local picture

Putney conversions can contain electrical work from several periods, while Battersea apartments may have equipment positioned within restricted utility cupboards. An EICR needs access to the installation being tested and a clear understanding of its boundaries. Peachtree Maintenance coordinates inspections and agreed remedial work, recording limitations and follow-up requirements. In an Earlsfield shared home, arrange entry to occupied bedrooms as well as common rooms. Reports should stay with the correct flat or house, accompanied by completion evidence where defects are repaired, rather than being filed only against the wider building.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

02

Does licensing in Wandsworth affect eicr?

Wandsworth Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
