EICR and electrical safety in Kensington and Chelsea

Electrical installation condition reports for rented homes across Kensington and Chelsea, including Kensington, South Kensington, Chelsea and Notting Hill. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Kensington and Chelsea: the local picture

An EICR in a Notting Hill conversion should identify the flat installation and any separate supply for common areas. Earlier subdivisions and kitchen alterations can complicate circuit identification, so provide previous reports and available drawings. South Kensington blocks may have restricted intake cupboards requiring management access. Peachtree Maintenance arranges inspection and agreed remedial work against the stated premises. Ensure affected tenants understand the access and interruption required, particularly in Earl's Court shared flats where one resident may not be able to provide entry to every relevant room.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

02

Does licensing in Kensington and Chelsea affect eicr?

Kensington and Chelsea Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
