Gas safety in Kensington and Chelsea: the local picture
Chelsea houses and Earl's Court conversions can have individual gas appliances in cupboards or positions affected by later alterations. Provide an appliance list, previous record and known flue access details before arranging inspection. Peachtree Maintenance coordinates checks by Gas Safe registered engineers for the relevant landlord installation. In South Kensington mansion flats, establish whether heating is individual or communal and whether management permission is needed for associated access. A block address alone does not establish which appliances belong to the tenancy or which equipment the managing agent maintains.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
