Gas safety in Brent: the local picture
Willesden conversions may contain individual gas appliances within several dwellings, while a Wembley Park apartment may rely on communal heating rather than an in-flat boiler. Establish the arrangement before booking the relevant Gas Safe registered engineer. For Kingsbury family lets, include details of landlord-supplied appliances and any altered flue routes following extensions. Peachtree Maintenance can coordinate access and retain the digital gas record, with defects and further authorised repairs tracked separately so a completed appointment is not confused with a fully resolved heating problem.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
