Gas safety in Harrow: the local picture
A Pinner family let may have gas appliances serving both the original house and later alterations, whereas a Wealdstone flat may have a compact installation above commercial premises. Confirm the appliances supplied by the landlord, flue access and any known defects before booking a Gas Safe registered engineer. In Stanmore apartment buildings, establish whether heating is individual or communal. The resulting gas record should identify the equipment checked, with follow-up repairs tracked separately so a scheduled inspection is not mistaken for resolution of every heating issue.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
