Gas safety in Ealing: the local picture
A Northfields house with an individual boiler needs different preparation from a Southall apartment connected to communal heating. Establish which gas appliances belong to the let property, provide previous records and ensure that cupboards and meters are accessible. Peachtree Maintenance can organise landlord gas safety instructions and retain digital certificates against the correct Ealing address. For Acton conversions, mention any unusual flue route or access through adjoining accommodation when booking, so the scope is not based on an incomplete picture of the installation.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
