HMO licensing in Ealing: the local picture
Ealing's additional licensing makes the occupation of smaller house shares in Hanwell and Northfields relevant as well as larger HMOs. Selective licensing introduces a separate address check for rentals in designated ward areas, including parts of Acton, Southall and Greenford. Peachtree Maintenance can organise compliance records and agreed remedial tasks around the council's requested evidence. Confirm the scheme, exemptions and conditions directly with Ealing Council, using its address checker rather than assuming that an entire neighbourhood has the same licensing position.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
