Fire risk assessment in Ealing: the local picture
Shared entrances in Acton conversions and common areas in newer Southall blocks require building-specific fire risk consideration. Start by identifying the responsible person and obtaining existing assessments, plans and information about doors or alarm systems. A visit to one rented flat does not assess an entire block. Peachtree Maintenance can help coordinate access and maintenance evidence for agreed actions, particularly where an Ealing landlord needs to work with a managing agent over common stairs, service cupboards or other areas beyond the tenancy boundary.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Ealing licensing
Ealing operates borough-wide additional HMO licensing for smaller HMOs, including shared homes occupied by three or four people from more than one household. Selective licensing covers East Acton, Southall Broadway and Southall Green from 1 April 2022, and Acton Central, Dormers Wells, Greenford Broadway, Greenford Green, Hanger Hill, Hobbayne, Lady Margaret, North Greenford, Northolt Mandeville, Northolt West End, Perivale and South Acton from 3 January 2023, using pre May 2022 ward boundaries.
