Fire risk assessment in Hounslow: the local picture
Brentford apartment blocks and Isleworth houses converted into flats have different common parts and management arrangements. Establish the responsible person, assessment boundaries and existing fire safety information before arranging an assessment. Escape routes, door condition and relevant maintenance records need building-specific consideration rather than a checklist based only on postcode. Peachtree Maintenance can help coordinate access and evidence for resulting actions, including referrals to the managing agent where an individual Hounslow landlord cannot authorise alterations to shared stairs, systems or entrance doors.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Hounslow licensing
Hounslow's borough-wide additional HMO licensing scheme applies from 11 December 2025 to section 254 HMOs occupied by three or more people in two or more households, where mandatory licensing does not apply. It also includes section 257 converted building HMOs where the building and all its dwellings are in the same ownership or are considered by the council to be effectively under the same control.
