Landlord compliance in Hounslow: the local picture
A landlord with homes in Bedfont, Isleworth and Chiswick needs more than a list of certificate expiry dates. The record should show the services at each address, current occupation, any applicable licence conditions and matters referred to a freeholder. Peachtree Maintenance offers one point of contact for coordinating instructions and photo evidence on every job. Digital certificates and monthly consolidated invoicing for agents can support portfolio administration while retaining the distinction between completed work and outstanding actions at each Hounslow property.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Hounslow licensing
Hounslow's borough-wide additional HMO licensing scheme applies from 11 December 2025 to section 254 HMOs occupied by three or more people in two or more households, where mandatory licensing does not apply. It also includes section 257 converted building HMOs where the building and all its dwellings are in the same ownership or are considered by the council to be effectively under the same control.
