EICR in Hounslow: the local picture
A refurbished Chiswick flat can still contain older wiring outside the renovated rooms, while an Osterley family house may have circuits added for extensions or outbuildings. EICR instructions should cover the actual installation and make access limitations clear. Occupiers need to know that testing involves interruptions to power. Peachtree Maintenance can organise reports and separately approved remedial tasks for Hounslow rentals, keeping any communal electrical supplies outside the private dwelling's scope unless the responsible building manager has expressly instructed their assessment.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
