EICR in Hillingdon: the local picture
Northwood and Eastcote houses may have electrical additions for extensions, converted lofts or garden buildings, while Uxbridge shared homes can contain several generations of alterations. Provide the inspector with the tenancy layout and previous reports so the EICR scope reflects the installation actually in use. Testing requires access and power interruptions, which should be explained to occupiers beforehand. Peachtree Maintenance can retain the report and coordinate separately authorised remedial work, distinguishing private installation findings from communal electrical issues in a managed Hillingdon block.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
