HMO licensing in Hillingdon: the local picture
Smaller shared homes around Brunel University London and elsewhere in Uxbridge need consideration under Hillingdon's borough-wide additional HMO licensing scheme as well as the national mandatory rules for qualifying larger HMOs. Record the occupiers, household relationships and shared facilities accurately before requesting support. Peachtree Maintenance can help organise safety documentation and agreed maintenance actions for properties in Hayes, Yiewsley or other borough districts. Check exemptions, application requirements and planning status directly with the council, since completing repairs does not itself establish lawful HMO occupation.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
