Gas safety in Hillingdon: the local picture
Landlord gas safety arrangements in Hillingdon should begin with the appliance inventory, whether the property is a Ruislip semi, an Uxbridge house share or a Harlington rental. Confirm access to the boiler, meter and any other relevant gas appliances, particularly where tenants keep equipment behind locked bedroom or cupboard doors. Peachtree Maintenance can coordinate the check and digital certificate record. In Hayes apartments, first establish whether the dwelling has individual gas equipment or receives heat from a communal system managed by another party.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
