EICR and electrical safety in Harrow

Electrical installation condition reports for rented homes across Harrow, including Harrow on the Hill, Harrow Weald, Wealdstone and Pinner. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Harrow: the local picture

Rayners Lane and North Harrow homes often include later extensions or loft alterations, making the current installation more important than the original floor plan. Supply previous EICRs and tell the electrician about outbuildings, separate units and inaccessible areas. For central Harrow apartments, clarify whether the instruction concerns only the dwelling or also an authorised communal installation. Peachtree Maintenance can coordinate testing and agreed remedial work, retaining digital reports by address and recording any limitations that affect what the inspection could establish.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

Questions

EICR in Harrow: FAQs

01

Do you cover all of Harrow?

We cover Harrow on the Hill, Harrow Weald, Wealdstone, Pinner, North Harrow, Rayners Lane, South Harrow, Stanmore, Kenton, Belmont, Hatch End, Edgware, including postcode districts HA1, HA2, HA3, HA5, HA7, HA8. Tell us the full postcode when you ask for a quote and we will confirm.

02

Does licensing in Harrow affect eicr?

Harrow Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
