Landlord compliance in Ealing: the local picture
An Ealing portfolio can span period W5 conversions, Greenford family houses and modern Southall apartments, each with different service boundaries. Build the compliance record around actual appliances, electrical installations, shared areas and occupation. Peachtree Maintenance can keep digital certificates and photo evidence on every job together with outstanding actions. Monthly consolidated invoicing for agents can simplify accounts, but address-level records remain important where selective licensing boundaries or managing agent responsibilities differ between properties that otherwise look similar on a portfolio spreadsheet.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Ealing licensing
Ealing operates borough-wide additional HMO licensing for smaller HMOs, including shared homes occupied by three or four people from more than one household. Selective licensing covers East Acton, Southall Broadway and Southall Green from 1 April 2022, and Acton Central, Dormers Wells, Greenford Broadway, Greenford Green, Hanger Hill, Hobbayne, Lady Margaret, North Greenford, Northolt Mandeville, Northolt West End, Perivale and South Acton from 3 January 2023, using pre May 2022 ward boundaries.
