Fire risk assessment in Richmond upon Thames: the local picture
Barnes converted houses and Richmond flats above shops need fire-safety arrangements considered in the context of their actual escape routes and shared areas. Peachtree Maintenance helps coordinate fire risk assessment support and maintenance actions arising from the findings. Establish the responsible person, scope and access before the work is arranged, particularly where a commercial unit sits below residential accommodation. In Ham estate blocks, communal responsibilities may sit with a separate manager. Photographs of repaired items support the action record but do not replace a competent review of the building's fire precautions.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
