Fire risk assessment in Hammersmith and Fulham: the local picture
A shared stair in a converted Shepherd's Bush house presents a different fire safety context from the common areas of a managed riverside block in Sands End. Assessment scope needs to identify the responsible person, relevant common parts and available building information. Peachtree Maintenance can help coordinate access and resulting maintenance instructions without suggesting that a certificate alone resolves fire risk. Door defects, obstructions and service penetrations should be recorded for the party responsible, with specialist building information sought where the construction requires it.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
