HMO licensing in Wandsworth: the local picture
Wandsworth's additional HMO licensing scheme means a smaller shared house in Southfields or Tooting should not be dismissed as unlicensed simply because it has fewer than five residents. Peachtree Maintenance helps organise maintenance tasks and supporting safety records using the actual occupancy and layout. The council must confirm eligibility, exclusions and any licence conditions. Section 257 converted blocks are excluded from the additional scheme described on its guidance page, but flats may fall within selective licensing areas. Planning permission remains a separate question, particularly when the proposed use or occupancy changes.
What the rules say
In England a mandatory licence is needed where five or more people from two or more households share facilities such as a kitchen or bathroom. Councils can also run additional licensing for smaller HMOs and selective licensing for other private lets.
Applications usually need current gas, electrical and fire safety documents, floor plans and management details. Licences commonly run for up to five years and carry conditions. We help gather the evidence and keep it current. We are not a law firm.
