EICR in Kingston upon Thames: the local picture
An EICR in a Berrylands house with a loft room needs information about alterations, while a Kingston apartment may need shared cupboard access before testing can begin. Peachtree Maintenance arranges electrical inspection and agreed remedial work with the property's actual installation in mind. In Surbiton conversions, distinguish the flat's circuits from communal lighting and supplies. Tell tenants about access and possible interruptions in advance. The resulting report should identify limitations and required follow-up, with later repair evidence kept alongside it rather than assuming a recent inspection automatically means a satisfactory installation.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
