Gas safety in Kingston upon Thames: the local picture
Surbiton period conversions and New Malden family houses often have different appliance arrangements even when both use gas central heating. A boiler may be located in a rear extension, utility cupboard or upper floor, so access details matter when arranging a landlord check. Peachtree Maintenance coordinates inspections by Gas Safe registered engineers, with digital certificates retained for the relevant dwelling. In Kingston student houses, agree entry with all affected occupiers rather than relying on one tenant's availability. Any servicing or repair recommendation should be recorded separately from the completed gas safety inspection.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
