Gas safety in Sutton: the local picture
Gas appliances in Cheam family houses and Carshalton conversions can sit in very different locations, especially where rear extensions have changed the original layout. Peachtree Maintenance arranges landlord gas safety checks by appropriately registered Gas Safe engineers, with access agreed for the appliances and relevant pipework. In Wallington shared houses, tenant availability needs particular attention because several bedrooms may be separately occupied. Digital certificates and clearly recorded follow-up items help agents keep the annual check distinct from boiler servicing and any repairs identified during the visit.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
