Fire risk assessment in Lambeth: the local picture
Fire risk work in Kennington mansion blocks and West Norwood conversions begins with understanding the building and the responsible person. Communal stairs, flat entrance doors, service penetrations and escape routes can create responsibilities beyond one rented flat. The assessment scope should match the premises and management arrangements, rather than applying an identical checklist to every Lambeth address. Peachtree Maintenance can help coordinate access and resulting maintenance, with photographs documenting completed work. A competent assessor should determine the risks and recommendations for the particular building.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Lambeth licensing
Lambeth selective licensing covers qualifying privately rented homes occupied by one household or no more than two unrelated sharers in all wards except Vauxhall and Waterloo & South Bank. The council lists the first phase from 2 September 2024 and the second from 1 September 2025; HMO licensing is assessed separately.
