Gas safety in Bexley: the local picture
A gas safety appointment in a Welling semi may involve a boiler relocated during an extension, while a Sidcup flat may have equipment behind a tightly fitted kitchen panel. Confirm appliance locations and provide the previous record when booking. Peachtree Maintenance coordinates a Gas Safe registered engineer and access to the relevant areas, with the correct dwelling identified on the records. If the tenant reports a recurring heating issue, describe it separately so an annual safety check is not mistaken for diagnosis of every performance problem.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
