Fire risk assessment in Bexley: the local picture
A converted property near Bexley village and a managed riverside block in Erith need different fire risk assessment scopes. Shared stairs, doors and final exits should be identified alongside any commercial premises below the accommodation. The responsible person or managing agent should provide existing assessments and information about communal systems. Peachtree Maintenance supports assessment coordination and recorded remedial tasks, with responsibility for wider building decisions made clear before attendance. Photographs of completed work help the agent maintain evidence without implying that one repair resolves every assessment finding.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Bexley licensing
Bexley operates selective licensing for eligible privately rented homes in Belvedere Ward, subject to exemptions including properties requiring an HMO licence. The scheme runs from 13 January 2025 to 12 January 2030.
