Fire risk assessment in Waltham Forest: the local picture
Fire safety planning for a Leyton shared house should consider current room use and escape arrangements, while a Blackhorse Road apartment block requires attention to its established management and fire strategy. Agree the relevant premises and responsible person before an assessment is commissioned. Peachtree Maintenance helps coordinate assessments and resulting maintenance actions within the agreed scope. In Walthamstow conversions, provide information about changes to entrance doors or internal layouts, as a property description alone cannot explain how occupants would reach the final exit.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
Waltham Forest licensing
Waltham Forest's selective licensing scheme applies to qualifying private lets occupied by an individual, a single family or two unrelated sharers and runs until 30 April 2030. The council identifies Hatch Lane, Highams Park North and Endlebury as excluded wards; other exemptions may also apply.
