Gas safety in Waltham Forest: the local picture

A Chingford family house may have a straightforward individual boiler installation, while a Leyton shared home can require access through several occupied rooms to reach appliances. Peachtree Maintenance coordinates gas safety checks by Gas Safe registered engineers and provides digital records for the installation inspected. Supply appliance details and previous reports when booking. In newer Blackhorse Road apartments, confirm the heating arrangement before requesting a certificate, as communal heat does not necessarily mean there is a gas appliance within the rented flat itself.

What the rules say

Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.

Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.

Questions

Gas safety in Waltham Forest: FAQs

01

Do you cover all of Waltham Forest?

We cover Walthamstow, Leyton, Leytonstone, Chingford, Highams Park, Wood Street, Blackhorse Road, Chingford Mount, Upper Walthamstow, Cann Hall, including postcode districts E4, E10, E11, E17. Tell us the full postcode when you ask for a quote and we will confirm.

02

Does licensing in Waltham Forest affect gas safety?

Waltham Forest Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Is a CP12 the same as a gas safety certificate?

CP12 is a widely used name for the landlord gas safety record. The important point is that the record contains the required information and follows a proper check by an appropriately registered engineer. Its title alone does not establish that the installation is safe.

04

Does a boiler service include the landlord gas safety check?

Not automatically. A service follows the appliance's maintenance needs, while the landlord check has a specific safety and recording purpose. They can sometimes be arranged together, but confirm both tasks are booked and that you receive the landlord gas safety record.
