Gas safety in City of London: the local picture
Gas arrangements vary between City homes, so a Barbican or Golden Lane address should not automatically be booked as an individual boiler inspection. Establish whether the dwelling contains gas appliances and who maintains any communal heating equipment. Peachtree Maintenance can coordinate checks by Gas Safe registered engineers for the relevant landlord installation. For converted accommodation near Smithfield, list appliances, meter positions and any concealed flue routes already documented. Access to neighbouring or managed spaces must be agreed before a check involving those locations can be completed.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
