Gas safety in Islington: the local picture
A Canonbury conversion may have an individual boiler with meters or flue access elsewhere in the building, while a newer Caledonian Road flat may use communal heat. Establish which gas appliances belong to the letting and provide earlier inspection records before booking. Peachtree Maintenance coordinates checks by Gas Safe registered engineers for the relevant installation. In Holloway shared homes, make sure residents understand which rooms require access. A gas safety record should identify the appliances inspected rather than being treated as confirmation of every service in the wider building.
What the rules say
Where a rented home has gas appliances, flues or pipework provided by the landlord, the Gas Safety (Installation and Use) Regulations 1998 require a safety check by a Gas Safe registered engineer every 12 months. The engineer records the result on a landlord gas safety record.
Existing tenants should receive a copy within 28 days of the check and new tenants before they move in. Records are kept for at least two years. A check carried out up to two months before the due date can keep the original renewal date.
