EICR and electrical safety in City of London

Electrical installation condition reports for rented homes across City of London, including Barbican, Golden Lane, Smithfield and Aldersgate. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in City of London: the local picture

An EICR for a Moorgate apartment should identify the installation being inspected rather than treating the building address as sufficient. Separate residential circuits from commercial supplies, and obtain permission for access to restricted intake cupboards. At Golden Lane, earlier reports and records of kitchen alterations can help explain changes to the original arrangement. Peachtree Maintenance coordinates electrical inspection and agreed remedial work against the stated scope. A report for a flat does not establish the condition of shared estate equipment or the premises beneath it.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

02

Does licensing in City of London affect eicr?

National mandatory HMO licensing applies in City of London as everywhere in England. Councils can add further schemes, so check the current position with City of London Council before letting. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
