EICR and electrical safety in Haringey

Electrical installation condition reports for rented homes across Haringey, including Tottenham, Wood Green, Hornsey and Crouch End. We arrange access with tenants, attend with qualified engineers and send digital records with photos after every visit.

EICR in Haringey: the local picture

Harringay house shares and older Crouch End conversions may have electrical alterations associated with changing layouts or separate letting units. Give the electrician previous reports and identify any shared circuits, external supplies or inaccessible cupboards. Testing should establish the condition of the agreed installation and record limitations honestly. For Wood Green flats, distinguish communal equipment from the dwelling supply before commissioning work. Authorised remedial tasks can then be linked to the report so the property file shows what has actually been addressed.

What the rules say

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.

A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.

EICR in Haringey: FAQs

01

Do you cover all of Haringey?

02

Does licensing in Haringey affect eicr?

Haringey Council runs its own licensing arrangements on top of national mandatory HMO licensing. Our summary was last checked on 2026-10-20; always confirm the current position on the council website. Licence conditions commonly require current safety certificates to be available on request, which is why we keep every document digitally against the property.

03

Does an EICR always last five years?

No. Five years is the maximum normal interval under these regulations, not a guaranteed period for every installation. The inspector may specify a shorter interval because of the condition or use of the installation. Follow the report and investigate significant changes or damage rather than waiting for renewal.

04

Does a change of tenant mean I need a new EICR?

Not automatically, if the existing report remains valid and applicable and required remedial actions have been completed. Give the new tenant the report before occupation. Check for damage or alterations between tenancies and arrange professional advice if the installation's condition may have changed.
