EICR in Enfield: the local picture
An Edmonton terrace converted into flats can have a less obvious installation boundary than a purpose-built home in Oakwood. Before electrical testing, provide existing reports and explain any separate letting units, extensions or outbuildings. The inspection should record limitations and identify the installation actually covered. Where remedial work is required, agree its scope rather than assuming the report itself resolves the problem. Peachtree Maintenance can coordinate access and retain the digital paperwork for each Enfield dwelling and any separately instructed communal installation.
What the rules say
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require landlords to have the fixed electrical installation inspected and tested by a qualified person at least every five years, or sooner if the report says so.
A copy goes to tenants within 28 days, and to the council within 7 days if it asks. Where the report shows remedial work is required (codes C1, C2 or FI), that work should be completed within 28 days or the shorter time stated, with written confirmation kept.
