Landlord compliance in Enfield: the local picture
Enfield portfolios can stretch from interwar homes in Winchmore Hill to converted Edmonton properties and newer flats near the Lea Valley. Keep a distinct compliance schedule for each dwelling, including inspection dates, licensing checks and unresolved actions. Peachtree Maintenance can help link digital certificates to agreed repair instructions, so an agent can see whether a finding still needs attention. Photo evidence on every job supports that record, while monthly consolidated invoicing brings agent expenditure together without obscuring the individual property's history.
What the rules say
Most lets need a gas safety record every 12 months where there is gas, an EICR at least every five years, a valid EPC rated E or above, and working smoke and carbon monoxide alarms. HMOs and licensed properties usually carry further requirements.
Managed compliance means one calendar for every certificate, renewals booked before they lapse and documents stored digitally per property, so you can show what was done and when.
Enfield licensing
Enfield's selective licensing scheme started on 1 September 2026 and covers privately rented homes occupied by one or two people or a single family household in 17 wards, subject to exemptions. These are Bowes, Brimsdown, Bullsmoor, Carterhatch, Edmonton Green, Enfield Lock, Haselbury, Jubilee, Lower Edmonton, Ponders End, Southbury, Upper Edmonton, Whitewebbs, New Southgate, Palmers Green, Southgate and Town.
