Fire risk assessment in Barnet: the local picture
A shared stair in an older North Finchley conversion presents a different assessment context from a managed apartment building in Colindale. Confirm the responsible person's details, the building use and the extent of the common areas before arranging a fire risk assessment. The assessor needs relevant information about escape routes, fire doors and existing precautions. Any resulting actions should be allocated to the party able to carry them out, particularly where a leaseholder cannot authorise changes to shared building fabric.
What the rules say
The Regulatory Reform (Fire Safety) Order 2005 requires the responsible person for common parts of multi occupied buildings, most HMOs and commercial premises to carry out a suitable fire risk assessment and keep it under review.
The Fire Safety Act 2021 confirmed this includes the building structure, external walls and flat entrance doors. Since October 2023 the full assessment must be recorded in writing. Reviews are expected regularly and after any significant change.
